When To Call a Water Heater Expert
Water heaters fail in predictable ways. Recognizing these signs early is the difference between a same-day repair and waking up to no hot water — or worse, a leaking tank flooding your utility room.
No Hot Water at All
On gas units: check if the pilot light is out — this is often the cause and can be re-lit. On electric units: a tripped breaker or failed heating element is most common. If re-lighting or resetting does not restore hot water, call us for diagnosis and same-day repair or replacement.
Water Not Hot Enough
Lukewarm water that used to be hot usually indicates a failing lower heating element (electric) or a burner issue (gas), sediment insulating the heating elements at the tank bottom, or a thermostat set too low. Most are repairable on the first visit.
Water Pooling Around the Tank
A small drip from a pressure relief valve may just need the valve tested or replaced. However, a leak from the tank body itself — typically at the bottom — means the tank has corroded through internally. Tank leaks require immediate replacement to prevent flood damage.
Rumbling, Popping, or Banging Sounds
Loud noises during heating cycles mean sediment — mineral deposits from hard water — has accumulated on the tank floor and heating elements. The water is literally boiling under the sediment layer. Flushing may help; in advanced cases, replacement is needed.
Unit Over 10 Years Old
The average tank water heater lasts 8–12 years. A unit approaching or past this age — especially one showing any of the other symptoms listed here — is a candidate for proactive replacement before it fails at the worst possible moment.
Rusty or Brown Hot Water
Discolored hot water indicates corrosion inside the tank — the anode rod has likely failed and the steel tank interior is rusting. This is a warning sign of impending tank failure. Plan for replacement promptly.
